Why Use An ABR?

Dorothy Corriero, Broker, CRS, GRI, ABR

Accredited Buyers Representative

All real estate licensees are not the same.  Only real estate licensees who are members of REBAC; Real Estate Buyer's Agent Council, are properly called ABR's.  They proudly display the ABR designation on their business cards or other marketing  literature.  ABR's are expected to maintain a higher level of knowledge of the process of buying real estate.

Five reasons to use an ABR:

(1) I can help you determine your buying power -  your financial reserves plus your borrowing capacity.  If you give me basic information about your available savings, income and current debt, I can refer you to the best  lenders qualified to help you.

(2) I have  many resources to assist you in your home search.  Sometimes the property you are seeking is available but not actively advertised.

(3) I  can assist you in the selection process by providing objective information about each property.  I have access to a variety of informational resources.

(4) I can help you negotiate.  There are myriad negotiating factors, including but not limited to price, financing, terms, date of possession and often the inclusion or exclusion or repairs.

(5) I can provide due diligence during the evaluation of the property.  Depending on the area and property, this could include a variety of  inspections.  I can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports.
